
LEED Certification
There are different rating systems within LEED depending on the type of project. For each rating system, there are different levels of certification depending on how many points earned.

40-49 points
Silver
50-59 points
Gold
60-79 points
Platinum
80+ points
The client, ICCF, expressed that they prefer Silver Certification for their LEED certified buildings. We estimated the possible points for the applicable rating systems through researching details from the LEED library and feedback from ICCF. Assumptions were made for certain credit point criteria that required research beyond the scope of the project. This was guided by input from ICCF as they have had experience construction LEED certified buildings.

There are three applicable rating systems to the project:
Neighborhood Development Plan
BD+C: Core & Shell
Residential: Single Family
The LEED Neighborhood Development Plan (ND Plan) rating system is applicable for the whole project because the client wants to model the site after the pocket neighborhood concept by Ross Chapin.
The LEED Building Design & Construction: Core & Shell (BD+C: Core & Shell) rating system is applicable for the community building. The Core & Shell rating system was selected instead of the BD+C one as the scope of this project does not include doing an interior fit out of the buildings.

The LEED Residential: Single-Family rating system is applicable for the single-family homes and the rowhomes. However, due to time constraints, the team was not able to analyze this option as deeply as the first two. The rating system is still listed as the team wants to let the client know their options.
